Why Buy Timeshares on Resale?

Although developers have been pumping out virtually millions of timeshare weeks at resort properties and vacation and RCI properties over the years, there has never until recently been an effective way for owners to resell these vacation timeshares.

Timeshare classifieds didn't work and when owners did attempt to sell their weeks, they frequently fell prey to scammers masquerading as legitimate resale brokers. They were promised unrealistically high prices for their timeshare resort properties if only they would first send upfront money to cover the costs of listing and advertising their vacation properties in that brokers timeshare classifieds.

Most owners who chose to list their timeshare at these high prices never heard from these 'upfront brokers" again. Since owners failed to sell their timeshares, supply increased and prices dropped. The result is that timeshare resales today are at ridiculously low levels.

Prices are still low, but as inventory shrinks, prices will rise. We have already seen this happening in many of the resorts we represent.

Trading Power

There are two main factors using in determining a resort property's trading power.

The first is the demand for your resort by other vacation timeshare owners within the exchanges. RCI tracks historical demand patterns at their affiliated resorts. Their member demand trends will influence the trading value of each week deposited.

Secondly it is very important to deposit your timeshare week early. For the purpose of making a good exchange, it is more important to own vacation properties in high demand areas, like Cabo San Lucas, Orlando, Hawaii, California or the Carribbean, and to deposit them early, than to own Gold Crown or 5 Star resort properties in less than highly demanded areas or at unfavorable times of the year.

By staying focused on these two factors, you can save money and enjoy many happy exchanges.

Other Factors to Consider When Buying an Exchange Week

  1. Purchase in the Prime Season. Owning in the highest season (Red Season) will allow you to request an exchange during any of the 52 weeks of the year.

  2. Purchase the correct size unit. If there are 6 people in your family you will always want to be able to request a unit that can accommodate your needs, so you need to purchase a resort property that sleeps at least 6 people.

  3. Purchase at vacation properties with reasonable maintenance fees.

  4. You may want to purchase at a resort near your home so that you can take advantage of day-use or bonus time options at your home resort. Some resort properties have attractive amenities such as tennis courts, exercise facilities, saunas, and swimming pools that you will be able to use daily basis. If you live within driving distance of your home resort you may be able to rent extra nights using attractive bonus time rates. In some cases these rates may be available in a group of resorts managed by the same management company. This works well for 2-3 night stays.

  5. If you are the type of person who prefers to make your vacation plans at the last minute for your Cabo San Lucas vacation, or who is just unable to plan in advance, purchasing the least expensive timeshare week (without regard to it's trading power) may be the best idea for you. This is due to the fact that when requesting a last minute exchange (45 days or less in RCI and 60 days or less in II), your exchange request will be fulfilled solely on the basis of availability without regard to the trading power of the timeshare week you deposited at your resort or vacation property.

  6. Don't pay more than is necessary to accomplish these ends.

Since our commission (paid by the seller) is based on a flat fee and not on a percentage of the resort properties sales price, we make the same commission whether we sell you a $3,000 timeshare or a $13,000 one. Therefore, our only motivation is to provide you with a timeshare that will meet all of your needs without spending more than is necessary or comfortable.
